Poor Scott. Endless authentication errors. Why is anybody trying to break into this site? |

There is no good reason that we continue to get these authentication errors. If you look at the password protected discussion areas there are no authentication errors at all. Add a password requirement for all the discussion areas and they should disappear. I understand that there are other ways to prevent these as well, but not being a website developer, I don't know them all but I believe those who say this can be prevented. |

Greetings from Canada's northernmost housing co-op (I think). And we have that distinction only by being two blocks north of Borealis Housing Co-op. Inukshuk Housing Co-op is a 50 unit co-op established in 1988. Poor construction means we're getting hit with major repairs at a time when we have no reserves. To save money, we're looking at hiring a handyperson, but one thing we'll need is for that person to know how to maintain our boiler and district heating. If anyone knows a co-op that has a boiler and district heating, I'd like to connect with them. Also, we're examining establishing a wood pellet system to replace fuel oil. Again, anyone go that route? It's a proven technology that could save us at least $10,000 per year, but it would help sell it to our board and members if someone could tell us how it's working for them. My e-mail address is earl.blacklock@gmail.com. I'm the President of Inukshuk. |

Greetings back to you Earl. You might try Bain Co-op regarding the boiler. I don't know of any co-ops that use a pellet system, but I have read about it and it looks like it could be a good way to go. |

Hello I am the new property manager for Place Aile Nord. This is my first time doing this type of work I have been at it now for about 3 months I think that I may be getting the hang of some of it. Any advice for a newby. |

Hi Tamra. Welcome to the sector and to Co-op Talk. At this point, I would urge you not to hesitate to ask questions. You can get lots of support from your colleagues [us]. |

Hi Tamra! Welcome aboard! I was new to Property Management on December 1, 2006. I have lived and still am in my co-op for 20 years. (No I don't Manage my own.) I have been a volunteer all of those years as well so I had a pretty good idea about the "Management" side of things. The best advice to give any "newbie" would be exactly what Robert said, "ask questions!Always ask!" I do this to our Management Team all the time and not only that, I even ask the different Boards of the Housing Co-ops I manage! They know you are new and trust me, you can form a bond with them that will make you more respected and free to dispense advice when and where it is needed without to much hassle. We are always learning. Have fun, enjoy the ride but most of all show respect for those you Manage and you will get that same respect back tenfold! Have a great day! |

More than a few of our refrigertors are going to need to be replaced. We would like to go Energy Star any idea where I should be looking to help with funding for this? |

Hi, Tamra, these are some things I found on the internet doing a google search. Hope it helps. A point-of-sale retail sales tax exemption for decorative light strings, ENERGY STAR qualified light bulbs, refrigerators, dishwashers, clothes washers, freezers, dehumidifiers and room air conditioners that are purchased, rented or leased after July 19, 2007 and before July 20, 2008. Full details can be found on the Government of Ontario's Web site or by calling 1-888-668-4636. If you are a Greater Sudbury Hydro Electricity customer you can receive a 10% discount coupon from the Notre Dame Boys against the purchase of an ENERGY STAR® refrigerator.Bring to our office your receipt as proof that your old energy guzzling refrigerator has been picked up. We will provide you with a coupon from the Notre Dame Boys entitling you to a 10% discount on the purchase of an ENERGY STAR® refrigerator. How good does it get? Not only will you receive the Notre Dame Boys’ discount but you will also save the 8% Retail Sales Tax. The Ontario Ministry of Revenue has recently announced the exemption of Retail Sales Tax on the purchase of ENERGY STAR® appliances effective July 19, 2007 to July 20, 2008. |
